Our highly professional and well trained lettings staff have a thorough understanding of the property market in their local area and have a track record of success in marketing property at a national and international level, achieving the best results.

Our staff are qualified members of the Association of Residential Letting Agents (ARLA), and are amongst the best trained in the industry.

Landlord Services Include:

Rent Collection

Our centralised accounts team is proactive in ensuring that the rent is collected and paid to you on time and responds to your queries quickly. We prepare regular statements of account and liaise with you to ensure that you are fully informed at all times. We can pay service charges and ground rents as well as making insurance and mortgage payments on your behalf.

Full Management

A well managed property increases the chances of the tenant remaining in the property for a greater length of time and therefore reduces void periods. All property management is undertaken from our dedicated Property Management Centre which offers a bespoke service.

Many tenants, particularly corporate ones, expect a property to be professionally managed. We strive to manage your property as economically, efficiently and effectively as possible, and can tailor our service to meet your needs whether you are based in the UK or abroad.

Tenancy Renewals

The longer your tenant stays the less time you will have to spend on finding replacement tenants, the lower your costs will be and the greater your return. We are one of the few letting agents in the country with a specialist renewals team, and work hard on your behalf to negotiate tenancy renewals and increase rents in line with the market rate.

Interior Design

We can also advise and assist with refurbishment of property, project management, complete furnishing and furniture rental.

Investment

As specialists in the acquisition and management of residential portfolios we offer objective and expert advice whether you are a private individual or a Limited Company looking to benefit from the UK property market and the growth of the Private Rented Sector. We can advise on suitable opportunities and portfolio strategy, monitor market trends and oversee portfolio management and performance analysis.

Photographs and Floor Plans

Upon receipt of your instructions, we will coordinate our photographers and floor planners to arrange a convenient time to visit your property.

Print Advertising

We publish a regular property magazine which is delivered to 100,000 London households. We will also propose advertising your property in the most suitable magazines and newspapers, dependent on the property location, including The London Magazine, The Resident, The Hill, SW, Richmond Magazine, Elmbridge Magazine, MoveTo, Country Life, Vogue, Tatler, GQ, House & Garden, The Sunday Times and the Financial Times.

On-line Advertising

Your property will be featured on our website johndwood.co.uk. In addition, it will appear on rightmove.co.uk (the largest property website in the UK), as well as globrix.com, zoopla.co.uk, google property, findaproperty.com, primelocation.com, telegraph.co.uk, homes24.co.uk, propertywide.co.uk and various other portals. All enquiries generated from these sources are referred directly to the office with which you are dealing, ensuring we have full control.

To Let Board & Postcard

We will erect a To Let board at the property as these are proven to be an extremely successful way of generating local interest. In addition, we can send a postcard to up to 500 neighbouring properties announcing that the property is available for let, which is another effective and proven way of alerting potential tenants through your neighbours’ social and business networks.

Editorial Coverage

We have an in-house Press Office which is dedicated to achieving free editorial coverage in national newspapers and magazines wherever possible; depending on future features, it may be possible to utilise this to maximise market awareness of your property, and if appropriate our Press Officer will be in direct contact.

Property Management Services

Property Management

Our experienced and highly trained team offer property management services for Landlords to ensure your property is continually monitored and maintained.

Our London property management service for Landlords includes:

  • Payment of outgoings where demanded, subject to the availability of funds
  • Informing utility companies when a change of tenancy takes place
  • The selection of suitable contractors to ensure standards are maintained
  • Arranging routine repairs & maintenance
  • Ensuring that our clients' properties comply with the latest safety regulations
  • Supplying our clients with legislative information upon request
  • The reconciliation of deposits
  • Communicating with the tenants and solving problems
  • Handling insurance claims, where insurers allow
  • Liaison with surveyors & other professional advisors
  • Arranging annual gas safety certificates, portable appliance tests and periodic inspections

Many owners are unaware of the difficulties and legislation complications that are involved when managing their property. Unreasonable tenant behaviour and the responsibilities imposed on Landlords under the Landlord and Tenant Act 1988 are just two of the areas that can leave Landlords wondering what to do.

The Management Department of John D Wood & Co. consists of experienced property negotiators specialising in maintaining a vast number of properties in and around London. We can act as the main point of contact for you and your tenant throughout the duration of the tenancy. We help you by striking the right balance between being firm but fair with tenants and preventing small problems becoming a burden.

Tenants appreciate being able to contact us at a moments notice. Knowing there is always someone on hand to help improves their sense of security and encourages greater loyalty and increased possibility of extensions of the tenancy agreement. This helps to reduce the number of void periods which in turn increases the return generated by the property.

Our contacts in the industry enable us to send reliable contractors to fix maintenance issues that arise. In the current climate this again relieves our landlords of unnecessary worry, expense and concern.

We are aware of ever changing government legislation, with respect to liability and safety, and the increasingly litigious times in which we live. These are very real concerns for landlords. Ongoing training keeps us up to date with new legislation and helps our clients to avoid many pitfalls.

Allowing us to deal with the day to day tasks such as negotiating deposit releases, paying utility bills, organising repairs, answering tenants' queries, and arranging gas safety certificates, enables our clients to enjoy greater peace of mind knowing their property is in safe hands.
