The John D Wood & Co. indices are based upon the actual price achieved at the date of exchange (when contracts become binding) and the sales data used is from all leading agents. This means the indices are far more robust than indices based upon agents' opinions. Please see graphs and indices below.
We commissioned two of the country's leading housing economists, Professor John Muellbauer of Nuffield College, Oxford and Dr Steve Gibbons of the London School of Economics to develop a robust statistical methodology (please see copy of methodology below). The indices are monthly and, due to the framework, we can set parameters such as geographical areas and size of properties e.g. The Large House Index comprises freehold houses in Prime Central London over 3,500 square feet, with the average being around 5,000 square feet.
