Project One
The Sales Service Department was recently called in to help a client in Chelsea, whom was having difficulty selling their property. We gave objective advice on presentation, asking the client to reorganise their existing furniture. We then organised for the client to have some of their additional furniture moved to one of their other addresses as the property, at present, was rather overcrowded.
The property shortly thereafter had an offer made on it. We then met with the client at a later date, whom needed the following organising for them: removals, clearance and a large number of antiquities to be auctioned. All of these processes were organized without the client having to lift a finger. Our service to our clients goes the extra mile, from measuring paintings for crates, to reading meters on completion (closing the client’s utility accounts).
Project Two
We recently advised a client on the refurbishment of an un-modernised flat in Chelsea. The flat was purchased with the intention of modernising prior to resale. The works needed to be completed quickly and within a sensible budget, with a theme designed to attract maximum interest from potential buyers. We advised the client on the most suitable layout for the flat including the repositioning of internal walls, location of electrics, plumbing, lighting, the style of decoration and the kind of finish appropriate.
We introduced a reliable builder and in this instance the client was happy to deal with the builders directly. We kept in close contact to ensure the builders were following the instructions correctly with the aim of achieving the desired finish. Once the building work was under way we advised on installing smart and classic kitchen and bathroom fittings, which would not date quickly. When the works were nearing completion we arranged for curtains and blinds to be fitted and finally rental furniture to be installed for show purposes.
Whilst most purchasers are wise to the idea of ‘home-staging’, installing rental furniture can be a very good way of demonstrating how the available space can be used. Once the works were complete, the furniture installed and after a thorough clean, the flat was marketed and attracted a buyer offering above the asking price within days.
