Description This is a deceptively spacious four bedroom detached property with a two bedroom annexe in a convenient yet private wooded setting. The property has been recently re-designed and refurbished to a high standard and has flexible accommodation in the main house with two ground floor bedrooms, two further bedrooms on the first floor and two reception rooms. The annexe has both internal and external access to make either a substantial six bedroom property or separate accommodation for letting or guest's private use.

. 1 The main house is bright and airy with all rooms very proportionate to expectations. The kitchen is a recent addition added by the current vendors increasing the footprint of the property and is fitted with contemporary wall and floor mounted units with a focal point of the central island unit. Immediately adjacent and flowing from the kitchen is the formal dining room which is a wonderful space that is openly connected however being part of the original house there is clear delineation of the two rooms. Off the kitchen is a very useful utility/boiler room housing the Bio Mass boiler which is also a recent addition to the house that provides not only environmentally friendly heating but a very cost effective option compared to usual heating methods. On from this room are two very useful storage rooms fitted with an abundance of shelving.

. 2 The formal sitting room on the ground floor is dual aspect room which allows the light to flow into the room and enjoy wonderful views of the garden. There is a wood burning stove at one end which provides an abundance of natural warmth not only into this room but flowing into other parts of the ground floor. Master bedroom is on the opposite side of the property which is a wonderful size and currently has a super king-size bed with double sliding glass doors looking down the length of the garden providing a delightful view to wake up to in the mornings. The master bedroom has en-suite shower room facilities and large floor-to-ceiling built-in wardrobes providing copious space for storage.

. 3 Tredour (Tre Dowr) is Cornish for house by the river and the second ground floor double bedroom has windows to the side elevation of the property where tranquil sounds of the nearby flowing river can be heard. Guests often comment on the soothing sounds of the river making this their favoured room to sleep in. This bedroom also benefits from en-suite bathroom facilities. Completing the ground floor accommodation is the downstairs WC.

. 4 Rising to the first floor are two very deceivingly large double bedrooms with both having extra large Velux windows making them awash with light. One of these bedrooms has a designated dressing area and the other has built-in wardrobes and both have their own separate en-suite shower room facilities.

. 5 There are hidden stairs off the hall to the lower ground floor of the property which has been converted into a two bedroom annexe. It is finished to a very high standard throughout and has separate parking to the main house. The annexe has both external and internal access should the owner want to use this as part of the main house. There are stairs to the main hallway that seamlessly integrate the annexe into the house thus allowing for other uses such as dependent relative accommodation or a private space for guests to have some solitude. The annexe has an open plan kitchen living space with a new wood burning stove providing an abundance of heat for the whole annexe along with further modern electric heating. There are two double bedrooms currently one set up as the main double bedroom and the second can be set up as a twin or double room with both sharing family shower room facilities.

. 6 Externally the property has a paved patio area on the south side of the house that is surrounded by landscaped stonework and a delightful small water feature & built in BBQ. This space is a fantastic Alfresco dining area on summers evenings with easy access to both the kitchen and sitting room. The garden is mostly laid to lawn and bordered by mature trees giving tremendous privacy while being home to a remarkable amount of wildlife, in particular birds. The drive leads up to the house and has parking for approximately 4 cars.
