About this property

TENURE: Freehold

A magnificent Grade II Listed Manor House of elegant proportions, steeped in over one thousand years of English history, and set in wonderful formal gardens with a tennis court, two cottages, a studio and kitchen garden.

The Manor House, situated on the High Street is believed to have origins from the 10th Century and was the site of a medieval manor, once the property of King Edwy before it was granted among other surrounding assets to Abingdon Abbey. It is likely that the house in its current form was built in the 16th Century to replace either an early timber frame predecessor or on top of the base parts of an older house, from locally quarried limestone with ashlar dressing under a plain tiled roof. The house comprises three bays of which the north elevation is the original range, flanked to the east by a wing containing the library, drawing room and staircase, and to the west a wing with a fine kitchen and utility room that leads from a rear lobby and hallway linking either end via an entrance hall and dining hall. The reception halls are very grand with high ceilings decorated with detailed mouldings, and mullioned windows and beautifully crafted fireplaces. There are two staircases leading to the upper floors which are arranged to provide six bedrooms on the first floor and a further three within the eaves. These are served by four bathrooms and there is also a walkthrough room on the first floor currently utilised as a sitting room. The main bedrooms are situated in either wings and are wonderfully proportioned with majestic high ceilings and fireplaces.

The house is mostly bounded by a traditional stone wall with driveways to both the front of the house and to the side that leads to the gardens and cottages. The gardens are a series of rooms viewed through both natural and contrived arches providing a diverse range of mature and well established features all interspersed amongst gravel paths and lawn. A formal lawn located at the eastern end can be accessed from the drawing room. An avenue of clipped box trees flanked by a secret garden and an orchard of fruit trees including apples, pears, plums and a mulberry tree, and a herb garden with an array or herbal plants and flowers. There is a recently resurfaced tennis court, an ornamental pond and a well established kitchen garden located on the western edge of the property. Archdale Cottage, Juggins Cottage and Newtons Garrett were converted from derelict outbuildings into ancillary accommodation to the main house and are currently rented. There is also a useful studio/study with mezzanine floor.
