As affordability improves, single buyers are seizing a rare window of opportunity - using greater flexibility, stronger negotiating power and renewed confidence to turn solo homeownership into an achievable reality.

Single buyers are becoming far more strategic about where and what they buy. Many are prioritising affordability over postcode prestige and choosing areas that still offer good transport links, local amenities and long-term value. The combination of stabilising house prices and improved mortgage rates has opened doors again, and we’re seeing renewed confidence in the market, particularly for one and two-bed homes. With more choice coming onto the market and sellers being more open to negotiation, this is one of the more favourable windows we’ve seen for single buyers in recent years.

For anyone buying solo, being flexible on location and property type is now the key to making ownership realistic. While buyers currently have more choice and negotiating power than in recent years, this window of opportunity is unlikely to last forever - making now a smart time for single buyers to act.

What’s driving this renewed momentum in 2026 is the improving affordability landscape. Lower mortgage rates, now averaging around 4%, alongside relaxed affordability rules introduced last year, have significantly improved borrowing power for those purchasing on a single income. This has made buying alone not just a possibility, but a realistic goal for many who previously felt locked out of the market.

The savviest solo buyers are already cottoning on to these changes, recognising that this year presents a rare combination of improved lending conditions, increased choice and genuine negotiating leverage. As a result, the dream of owning a home independently is becoming far more achievable.

In fact, data from Zoopla shows that single buyers now account for 39% of all first-time purchases - a clear sign that confidence is returning and that more people are taking advantage of the opportunities currently available.

Together, these factors are reshaping the market for solo buyers, creating one of the most accessible periods for independent homeownership in recent years.
